Missed a Mortgage Payment? Why Timing Matters More Than Most People Realize
Missing a mortgage payment is more than a late fee — especially if it happens without a plan in place with your lender.
The emotional stress is real, but so are the long-term consequences if the situation isn’t addressed early. The good news? Many of those impacts can be reduced — or avoided entirely — when action is taken quickly and correctly.
The Hidden Impact of an Unaddressed Missed Payment
When a mortgage payment is missed and not coordinated with the lender:

Credit scores can drop sharply, often within the first 30 days

Future home loan eligibility may be affected for years

VA loan benefits can be delayed or restricted, even for otherwise qualified borrowers

Higher interest rates, stricter underwriting, or denial of financing can follow
Once a lender reports delinquency, reversing the damage is far more difficult than preventing it.

Short sales require lender approval and typically aren’t considered until a borrower is 2–3 months delinquent

Deed-in-lieu of foreclosure or foreclosure does not automatically erase financial responsibility

Deficiency balances, tax consequences, or future lending restrictions may still apply

It is best to have a lender who is familiar with you, perhaps already aware of your financial situation, or at the very least – someone you can sit and talk with face-to-face. After all, you are making the biggest “single” financial decision (typically for most people anyway), With that being said, we can provide a list of names for those lenders who have provided GREAT Customer Service to other clients – and happy to make any of the introductions you might need. Remember, each person is different, as is their financial situation, so what works for one person may / may not work for another. The more your Realtor knows about what your specific needs are for financing, the better we can help to give you names for lenders in our area.

Sure, a majority of our client’s who come to us to buy a house already have a lender they are working with, but in some cases – buyers have not decided which lender could work the best for them. As Realtors working multiple clients and deals at a time, we can get a idea of what lenders work hard to get the deals done, or perhaps – what lender likes to work within a certain “comfort zone” of their own niche. While we are happy to provide the names of lenders to any client who would ask – it is NOT because of any affiliate agreement or potential receipt of any fee that we would or could provide that information. Our clients provide us with feedback for those services they use and based on the satisfaction of those clients – we recommend lenders we have been able to use and COMPLETE deals when using their services.
