I receive updates from Dayton Downtown Planning and they do a great job informing people what all is really going on and the progress of projects in our great city. If you aren’t receiving the information, here’s a quick synopsis:
Dayton Named One of the Nation’s Top 50 Bike-Friendly Cities
Bicycling magazine has ranked Dayton as the 45th best bicycling city in the nation. The magazine noted Dayton’s “claims to fame” include the fact that cyclists “can take off in the birthplace of flight with 30 miles of central-city trails connecting to a 270-mile network of paths.”
Crowne Plaza Completes $5 Million Remodeling
Downtown Dayton’s Crowne Plaza Hotel has completed a top-to-bottom $5 million remodeling. The hotel spent the past year refurbishing its 285 guest rooms, meeting rooms and lobby, which features a new fitness room and will be enhanced with a new coffee shop opening later in the year.
Enjoy Lunch, Live Entertainment at Courthouse Square
Noontime weekday entertainment in the heart of downtown Dayton is back. The DDP and Montgomery County present The Square Is Where … , featuring free live entertainment on downtown’s Courthouse Square. A variety of performers are taking the stage around the noontime lunch hour on most Tuesdays through Fridays from now through Sept. 14.
Sinclair Community College Begins Master Planning Process
Sinclair Community College has budgeted $500,000 to develop a master plan in the next nine to 12 months for its 55-acre downtown campus. The plan will assess the condition of current facilities and the need for space, create better-defined campus entries and improved student gathering areas through landscaping, and study traffic flow and parking.

I had this on my already very busy agenda just so I could hear the “formal speech” of some of the great things I know that we are starting to see the results from…I was surprised there weren’t MORE PEOPLE in attendance (but isn’t that always the case? Many complain, few do anything to support or cause the change needed??)
Anyway, Mayor Leitzell did a great job in recapping the past year activities, updates for the programs that have been implemented and directing those that still have progress to make. Here is a quick clip I thought was really GOOD NEWS…
“For many years, Dayton was not ready for a do-it-yourself culture. But now, we are finding that communities and neighborhoods are embracing this idea, taking more responsibility for the quality of life in their own back yards. Community cleanups are being organized on a scale like we have never seen before. Citizens are learning how to organize these clean ups and how to access free resources to help. They are coordinating efforts with the City so that we can remove collected trash from the curb. People are claiming back their neighborhoods from the neglect of greedy landlords or unresponsive banks or mortgage holders by cutting grass on vacant properties, or devising ways to get it cut if they cannot do it themselves.”

I personally wanted to see what the homes included in this tour looked like, so that I would better be able to assist you – my clients. All I can say is WOW – it is “not” the typical Huber Home and some of the fantastic remodels will really get you to thinking of the possibilities you can create in your own home as well. Really great updates, good looking use of space and features and what a way to make an impact in the neighborhood. Very pleased and certainly glad that I was able to see some of our local contractors “finished projects!”

Low-ball Offers a Thing of the Past?
Last year, 10 percent of REALTORS complained about receiving low-ball offers on listed homes–offers usually submitted by the buyer for 25 percent or more below the list price, according to an NAR survey. But that number has dropped drastically.
According to a March ’12 survey, of 4,500 agents and brokers, no REALTORS complained about low-ball offers. The main problem nowadays: The sudden drop in inventory of for-sale homes has led to fewer homes available to sell.
For home buyers who still think they have a chance of hitting it lucky with a low-ball offer, they’re finding in many markets that their offers are more often being rejected or countered closer to the original asking price. The reason? Home are coming on the market more realistically priced.

If you have been looking at homes, you know part of the aspect involved with getting access is in getting the “code” to be able to unlock the doors. Our area is on the old style lock boxes and if you’ve looked at many houses – you’ve probably seen the oldest version of these boxes still being used here locally. (Alphabet version is from 1964!) Just so that you are aware, the codes are private, only the agent should have that access and as a buyer, you should not get that information (or even ask.) Personally, I would love to see our area go to the more updated, technology side of things with Electronic Lock boxes, even though there is more of a cost associated with it; I believe the peace of mind and security features far out weigh the cost. Just think, if you were the home owner, what would you want??
Commission is cracking down on sharing lockbox combinations

A surprising – perhaps even bordering on troubling – trend appears to have surfaced throughout Ohio.
Specifically, a number of real estate licensees have been disciplined in the past six months by the Ohio Real Estate Commission for providing buyers with lockbox combinations so that they could apparently tour the property unescorted.
“This is a big no-no on a variety of levels,” said Peg Ritenour, OAR’s vice president of legal services & administration. “Not only does common-sense dictate that an agent should never provide anyone with a lockbox combination, but clearly the Division considers this to be a misconduct in violation of Ohio license law. If you give your buyer access to a lockbox so they can view a home without you being there – you risk being subjected to penalties.”
The Division has punished recent violators with the following:
- Suspensions up to 10 days;
- Fines;
- A requirement to obtain additional continuing education.
“On top of the penalties that the Division has the authority to levy on you, providing a lockbox combination to a buyer also violates local MLS rules,” Ritenour added. “It doesn’t matter if the property is vacant or occupied…the rule of thumb must be to always be present at all showings and keep the numbers to a lockbox private in all instances!”
