Help Continues

As reported by National Association of Realtors:

“The package of tax extensions approved by the U.S. House and Senate, and headed to the President’s desk for signature, includes important provisions that will help distressed homeowners and commercial property investors with transactions made during 2014. NAR applauds Congressional leaders in both chambers for their effort to pass this legislation before adjournment.

“Realtors® strongly supported the bipartisan Mortgage Forgiveness Tax Relief Act, which was included in the package to prevent underwater borrowers from paying taxes on any mortgage debt forgiven or cancelled by a lender in a workout or after their home was sold for less money than was owed. We are grateful to Sens. Debbie Stabenow, D-Mich., and Dean Heller, R-Nev., and Reps. Tom Reed, R-N.Y., and Charlie Rangel, D-N.Y., for championing the provision.

“The legislation also includes one-year extensions of the 15-year depreciation schedule for leasehold improvements and the deduction for improvements to energy efficient commercial buildings.”

 

Don’t be Afraid to Make that OFFER!

When inventory is low and it seems buyer’s don’t really have many options – DON’T rule out a listing just because it has been on the market awhile…it could be that the seller was holding firm to their price and unable to negotiate – but that doesn’t mean you shouldn’t take a look / make an offer!! Many times, buyers or their agents may think that a seller “wouldn’t take less” – which may be true or necessary in some cases. BUT – there could be other things the seller is willing or able to negotiate on that would make THE DEAL for the buyer.  I always tell the buyer to at least make the offer – once it’s in writing we can negotiate to get it done!

Dayton Region Ambassador

A Lender Note…

I get emails from a LOT of people…just like many of you.  However, I try to take from that rash of emails information that might be important to pass along to others.  This is one of those instances:

Effective for all case numbers assigned on or after April 1, 2013 the monthly mortgage insurance premium on FHA 30 year fixed rate loans increased from a factor of 125 basis points to 135 basis points. On a $100,000 purchase with 3.5% down that’s a monthly increase of $7.91. Case numbers are assigned when a property goes into contract. (more…)
