She began a graphics presentation company out of high school and understands what it takes for a business to be successful. Her career in real estate began while living away in Arizona, but it was inevitable that she would return home to the Dayton area. So you think you might need to bring money to the table?

Meeting with a couple who were looking at selling their home “For Sale By Owner” – they said, because they thought they would already have to be bringing money to the table.  With the past loss of equity, slowing markets and (they felt) buying the home for more than what the current market would provide them to sell; all were reasons they were contemplating selling their home without using a Realtor.  This was the basis for our initial discussion, which was to gather their needs assessment and then determine what their options would be to move forward.

In their specific case, I was able to do an analysis for their house, that showed the market in their neighborhood had been stable, and in fact, with the recent sales (and lack of inventory) had gained equity.   It was very possible that I would be able to list their home and actually sell if for a higher figure than they “expected” and have money in the deal to not only cover the costs of Realtor Commissions, but also their closing costs and reduce the negative impact for them.

People often mistakenly think that by selling their home, without a Realtor, they will “save” money.  But just as this example shows – and our very happy clients learned first hand; using the right Realtor can not only NET you more money (by getting a better price, reducing your costs with negotiating skills for your benefit through the process) but more importantly, by limiting your liability as the seller.  The comprehensive marketing plan RH2L utilizes has the highest level of market exposure at the time of listing – with the right price point for the home and features, that an offer was received and accepted in less than 24 hours.

The quick timing does not always happen – but statistically, the right Realtor consistently SAVES the client money -and just as in this instance, I was able to keep more money in the client’s pocket.

Almost 3 years later…and this is what one of my client’s still feels

Friends and family: I have a 4000 sq ft house (w/ 2500+ sq ft currently being used as living space) with a yard and two car garage and my mortgage is ~$525 per month. Since we’re not spending even a quarter of our income on housing, our home will be paid off fairly quickly. I am within 3 miles of a top-rated art museum, high-end dining, two separate theaters (Victoria and Schuster), a children’s museum, amazing parks and bike trails. Within ten miles, there are boutiques in the UD Area, the Oregon, and Oakwood, as well as three shopping malls (and all of the big box stores). Within 20 miles are WPAFB and numerous world-class hospitals (including Dayton Children’s) and medical centers. Within thirty miles are some great small towns such as Yellow Springs, Waynesville, Tipp City and Troy–full of amazing events and festivals (and some pretty amazing noms!). Want to spend a day in the big city? Columbus (home of the best zoo in the country) and Cincy (museums and the Levee are a must!) are an hour away.

As far as education goes, Dayton gets a bad rap, but the people that denigrate the educational system always gloss over Stivers and River’s Edge, not to mention the top-notch charter schools like DECA (Prep, Middle, and High School) or the STEM schools.

As far as higher education, the city proper contains the University of Dayton and Sinclair Community College—both are great choices. Wright State is only ten minutes away, as well.

If you’re looking to make your dollar go further and get out of the rat race feeling of working 10 hour days and never getting ahead, Dayton might be for you!

Bellbrook – Known for the Sugar Maple Festival

You may have heard about Bellbrook – as one of the southern Greater Dayton communities, people looking for their next home may consider Bellbrook as a place to check out!  There are many great features to Bellbrook: award winning BAND Performances, an active Lions Club, and don’t forget – the SUGAR MAPLE FESTIVAL!  This Fesitval is usually held in April and is a great time for the family and friends to come out and experience all that Bellbrook has to offer.  Activities include a Pancake Breakfast, 5k Run, a Parade – complete with “Sweetheart Contest” as well as a dog show, recycled sculpture contest, and many more children’s activities.

Located in Greene County, Bellbrook is home to just over 7,000 residents and is full of home-town feel with modern edge.  The opportunity for LIVING in Bellbrook can be in such a demand – that our listing taken in JANUARY (when most people would wait to list until the Spring) was under contract “SOLD” in 6 days!
